I'm writing this letter to express my belief in Jim Cacioppo's abilities as a realtor. I am certain my property would still be on the market if Jim had not given the extraordinary effort it required to close it!

Jim had his hands full trying to sell our property. First of all, I live out-of-state and needed to sell an estate property I knew very little about. The property was built in the 1930's, had numerous modifications and needed TLC. Very few houses were selling and there were many, many similar houses on the market in the area.

Countless obstacles came up during contract negotiations. There were electrical issues, plumbing issues, FHA inspections, and big surprises on the survey to mention a few. Jim helped me with everything. He handled all issues calmly and kept us on track. In short, Jim was able to save a very complex sale, in a harsh economy and push it to close. I highly recommend him as a realtor.

Additionally, Jim is organized and quick with a response, utilizing whatever mode you need to communicate (text, email, phone, etc.) He also knows reputable contractors that can help you with repairs, or even plow the driveway.

I want to thank you and everyone at Grand Realty for all of your help. Unfortunately we ended up in a situation with a home we could not afford and needed to sell. The home was in the pre-forclosure stage when we received that phone call offering your services to help sell the home with a short sale. I had been looking for a realtor and had already been burned by two others. We were blessed to be able to work with you through this and appreciate all of your work. We were constantly kept in the loop about whatever was happening with house such as marketing, showings, offers, negotiation with the bank, etc. I appreciated the emails and easy access to you or your team by phone. You or someone on staff was always available whenever we had a question. Of course, then there was the downturn in the economy, making the housing market even more of a challenge. I don't think we had anyone that had worked as hard as you and your team on marketing and finally selling this home. It had been on the market with two other realtors prior to your group and we did not have even close to the number of showings we had with you and we did not have regular contact or information about what was going on with the sale of the homed. I was frustrated and needed to find someone realiable and trustworthy. That's why it was such a blessing to be able to work with Grand Realty. I would defintely recommond Grand Realty to anyone in the market for a sale or purchase of a home, especially if they are in difficult circumstances similar to ours. It was a relief when the home was finally sold. At least that was one part of your lives that we could put behind us in the process of rebuilding our lives.

I would like to extend my gratitude to you and your staff for the service that you provided to market my home. While leaving a home is always hard, especially when financial issues force you to, you made the process easier in so many ways. I was a bit disappointed when you chose not to purchase the home yourself, but was interested to learn of the other options that I had. The knowledge you have in foreclosure sales and/or financial hardships convinced me to work with you. You didn’t let me down one bit! The ways in which you marketed and showed the home was convenient and obviously successful. Hello there Jim,

I would like to say Thanks a million for getting my townhome listed and sold in 15 days or so. With all of the homes for sale in my subdivision their only has been a couple who have sold and mine was one of them. While this letter may be lacking, the work that Jim Cacioppo and his associates did in order to sell my house prior to foreclosure was not.  In January of 2001, I, like many others, was laid off my job. It took me about a year to finally land another position with another company. Due to the lay off, being a single homeowner, and log period of unemployment, again like so many others, I found myself going through the process of foreclosure with my mortgage company.  Working with my mortgage company was truly a pain. I could not get any straight answers out of them, was told to call one person to which told me to call another and it seemed nobody was willing to talk or help. I was told I was in foreclosure from one mortgage representative and told I was not yet in foreclosure from another. Jim and his associates were all somehow willing and more importantly, able to sort through all of the confusing misinformation that I kept receiving from my mortgage company. Honestly, Jim Cacioppo’s number was the first number I found and thankfully, it was the only number I needed. Jim and everyone he works with had a lot of work to do in helping me out AND THEY DID IT. Not only was Jim able to sell my hose and prevent me from going into foreclosure, he kept me up do date and informed with all that was going on. They were able to work with my mortgage company, come up with agreeable terms and sold the house as a short sale.

I would like to give my thanks to Jim Cacioppo of Grand Realty Group, Inc. Jim has truly been heaven sent. He has been a great help to me. My home went into foreclosure in June of 2003. I was first working with another gentleman from a different realty company. He strung me along for a few months making me think he could help me with selling the home and getting me out of foreclosure debt. As the months grew, I got further behind on my payments and had less time to do anything to reconcile the situation. This gentleman finally dropped the ball after making me think he could help. He then told there was nothing he could do. I got Jim’s phone number out of a local paper and proceeded working with him. He has been very honest, quick and reliable! From day one he has not played around, he is very informative with his clients. Jim has helped me tremendously!
